Specifically Design For Home Owners and Residential Landlords

MI Electrical Compliance will conduct a comprehensive and in-depth Electrical Safety & Compliance inspection at your home or properties you own and rent out. 


We recommend that this inspection is performed every 2 years and we will assist in ensuring your property is compliant, especially now with the new changes to legislation that have came into effective as of January 2021 in Victoria, where every rental property in Victoria MUST have an electrical safety inspection, as we can assure you this will become legislation in Queensland. 


Homeowner Responsibilities : 


  • Recommended to have safety switches on all your circuit
  • Do your safety switched work?
  • Who tests your safety switches? 
  • Do you have a scheduled maintenance program for your electrical wiring and fittings?
  • If you have solar....has the system being regularly serviced since it was installed? 
  • If you feel a tingle from your water taps STOP using them and call an electrician
  • If your home more than 10 years old, vermin and rodents in the roof space and wall cavities can and will chew electrical cables
  • Bought a new home and the older owner was a DIY "expert" - We recommend all newly purchased homes undergo a thorough electrical safety inspection. 


Our residential electrical safety inspection can make sure all of the above questions do not pose an electrical risk to the safety of you and your family.  


After completion of the electrical safety inspection you will receive an full digital report identifying the work that has undertaken, photographic evidence and recommendations of possible remedial works that need to be undertaken to ensure electrical safety. 


Landlord Responsibilities: 


  • Only a licensed electrical contractor performs all necessary electrical checks and works. It is illegal and unethical for unqualified persons to perform electricity or gas work. Landlords and tenants will be prosecuted by ESO for carrying out any such illegal work on the premises.
  • All appliances are safe and any unsafe appliance is repaired or disposed of prior to leasing the property. 
  • Ensure the maintenance and cleaning of appliances as per manufacturers’ instructions. It is important to pay extra attention to issues such as the build-up of dust on cooling fan inlets and heaters.  
  • All electrical appliances are assessed for damage to plugs, leads and casings and that live parts are not exposed in order to prevent the threat of fire. 
  • All electrical wiring, socket outlets, and switches are maintained in a safe condition.
  • All ventilation openings are clear and unobstructed at all times.
  • Safety checks are properly recorded and details of the work carried out on a licensed electrical installation are kept note of for future reference. 


Records Of Electrical Safety Checks:


All electrical safety inspections must be recorded in compliance with the new legislation, and should include the following details:

  • Name and company of the licensed/registered electrician who has conducted the safety check.
  • License or registration number of the electrician.
  • The date and time of the check that was conducted. The date the check was conducted; and results of the routine safety check, including any repairs that were required as well as all the actions taken to address the issue or repair.
