Electrical Installation Condition Report (EICR)

 

What is an Electrical Installation Condition Report?


An Electrical Installation Condition Report (EICR) is not a certificate to say that your building is safe. It is used to continually identify the potential problems with your electrical installation and enable peace of mind to ensure your business can operate risk free. 


If you’re a property owner, it’s your responsibility to ensure the safe condition of your installation and the safety of your workers. 


Australian Standard AS3019 sets out the requirements for inspection, testing for periodic verification of an electrical Installation. 


All commercial and industrial properties should have an electrical installation condition report completed regularly. Electrical installation inspections and testing can be carried out on a frequency of every 3 years for lower-risk sites, whilst a 1-yearly inspection and testing might opt for higher-risk sites.


EICR Testing and Inspection:

EICR report includes different types of testing and inspection. Here we have briefly explained them. 


Visual inspection:  

It is Australian Standard  that your electrical installations have been inspected & tested regularly. 


Periodic inspection:  

It is done to verify and test your electrical installation on a  regular basis and to report if any problems that may present a risk to your workplace. 


Dead Testing:

Dead testing includes continuity testing, insulation resistance testing and polarity testing. 

  • Continuity testing 
  • Insulation resistance testing 
  • Polarity Testing  


Live Testing:

These tests are performed to check the preventive maintenance capabilities of the electric installations. Live testing includes: 

  • Earth loop testing 
  • RCD testing

  • Reveal any overloading of your electrical networks or equipment. 
  • Identify any potential electric hazard risks and fire risks. 
  • Identify any defective/damaged electrical work. 
  • Highlight the adequacy of earthing or bonding. 
  • Find any parts of the electrical installation that do not meet the Australian wiring rules AS/NZS 3000:2018 
  • The suitable condition of the switchgear and control gear 
  • The serviceability of switches, sockets, and fittings. 
  • The wiring system type and their conditions. 
  • Highlight the elements that don’t comply with the wiring rules 
  • Ensure that sockets used to supply portable electrical equipment are protected by a suitable residual current device (RCD). 
  • The presence of adequate identification and warning notices.
